Our Fee structure
At Property Planning Australia property advice is 100% independent. We do not sell property and we do not receive any fees from developers, real estate agents or any other third parties. We charge our clients a fee based on the type and level of service we provide to ensure our advice is squarely focused on your best interests.
When advising you about the selection of a property to purchase our fee remains the same regardless of how much you decide to invest. Most property advisors charge a commission fee based on the value of the property. This means the more you pay the more they get paid. That simply does not make sense to us.

- Technical value — how much the property is worth in the context of the current market. We determine this by evaluating recent sales results for properties of similar size and style in the local area. We also look at the supply of land and property styles, and compare this with demand as determined by demographic trends, location, floorplan and streetscape.

First, we assess your financial situation (income, assets, commitments, borrowing capacity) and your personal goals (travel / have children / change your working hours / wealth creation etc.)
Second, we search the market on your behalf to find a property that will improve your financial situation and help you achieve your personal goals. When we find a potentially suitable property, we provide a detailed report that:
- compares the level of demand (indicated by demographic trends, location, floor plan and streetscape) with the level of supply (indicated by the availability of land and comparable building styles). The higher the enduring demand relative to supply, the greater the property’s investment potential;
- evaluates the property’s capital growth potential (strong / moderate limited) based on the factors above;
- compares recent comparable sales data to assist in establishing commercially viable purchase price;
- evaluates the property’s land-to-asset ratio (LAR) — the amount of land as a proportion of the property’s overall market value. The higher a residential property’s LAR, the greater the investment potential;
- evaluates the projected rental income of the property, and for our finance clients, analyses your likely cash flow situation (negatively geared / neutrally geared / positively geared). If the property is negatively geared, the report will provide an indication of the weekly shortfall to help you determine whether you can hold the property comfortably and service the difference between outgoings (mortgage, rates, insurance, repairs etc) and rental income.

We sit down with you and ascertain your current and likely future lifestyle needs. It’s one thing for a property to suit the way you live now, but it should also accommodate future lifestyle changes such as having children, working from home or retiring from the workforce.
Based on this, we will advise on the most appropriate locations and styles of property for your needs. What is a high growth asset?
When purchasing high growth property the aim is to secure assets that will out-perform the wider market. The main growth indicator for the property market is the median growth rate.
The median growth rate is determined by looking at the growth rates of a total number of properties in a particular suburb or city over a period of time and identifying the middle growth rate. It is not the average growth rate as many people believe.
In other words, the value of half the properties in that area will have grown more slowly than the median, while the other half will have grown more quickly.
Let’s take the example of a location where nine properties have been sold in recent months. Each one has grown at different rates. Ranked in order from highest to lowest, these are:
- 15 per cent
- 13 per cent
- 11 per cent
- 10 per cent
- 9 per cent
- 8 per cent
- 7 per cent
- 6 per cent
- 5 per cent
In this case, the property in the middle of this particular set of sale prices is the fifth property, which has grown at 9 per cent. Therefore, the median growth rate for this location over this particular period is 9 per cent.
By our definition, a high-growth asset will perform well above the median.
Here is an example of a property that has out-performed the wider market. It was purchased in 2004 for $255,000 and has grown by over 12% each year up to mid 2008. Over the same time frame the Melbourne median has grown by around 7%.
Due to the power of compound growth the difference in value between buying this property compared to one growing same as the median will be in excess of $300,000 over 10 years.

Sell Smart provides independent advice, cost and time savings, and an expert negotiation service to maximise your sale price. This framework allows you to stay in control throughout the selling process and ensures you make informed property decisions.
The first step to Selling Smart is to determine if selling is the best option and how the sale will impact on your situation taking into account tax liability, home loans and transaction costs.
Through Sell Smart, we inspect your property, give you an opinion of its likely selling range and investment potential, and then advise you how selling your property will impact on your home purchase or investment strategy.
Then, if you decide to sell, we will:
- Source, evaluate and appoint the most suitable selling agent for your property
- Negotiate their fee
- Oversee the marketing campaign, including advertising methods, schedule and budget
